房地产业是国民经济的重要组成部分,对经济增长、扩大内需和惠及民生有着举足轻重的作用。本文基于贵州省最新发布的2012年投入产出表,计算贵州房地产业的产业关联度和总带动效应,并与不同地区对比。结果表明,贵州省房地产业与42个产业均存在关联关系,密切关联的产业11个;总带动效应1。4271,与中国1997年和美国1970~1990年的平均水平接近,低于日本1970~1990年的平均水平,高于北京、浙江在2007年的总带动效应。最后从发展夏季地产、房地产业协调发展、相机调整房地产业发展战略等方面提出了政策建议。
<<The real estate industry is an important part of the national economy,which plays an important role in economic growth,expanding domestic demand and benefiting people’s livelihood. Based on the latest input-output table of the 42 sector of Guizhou Province in 2012,this paper calculated the industrial correlation and the total driving effect of the real estate industry in Guizhou province,and compared it with different regions. The result shows that there is a correlation between the real estate industry and 42 industries in Guizhou province,11 of them are closely related;the total driving effect was 1.4271,which was close to the average level of China in 1997 and the United States in 1970-1990,lower than the average level of Japan in 1970-1990,higher than that of Beijing and Zhejiang in the year of 2007. Finally,this paper puts forward some policy suggestions from the aspects of the development of summer estate,the coordinated development of the real estate industry and the adjustment of the real estate development strategy.
