本研究通过北京市两个典型单位制社区的物业化改造案例分析发现,单位制社区物业化的最终目标是实现一种市场逻辑,而单位制社区的居民又具有强烈的单位认同,两者往往存在冲突。本研究认为,单位制社区物业化改造取得成功的关键,不仅在于提供适当的经济激励,而且是要实现社区居民的身份转变。
<<Through case analysis of two typical communities affiliated to their respective working units in Beijing,this study reveals that the ultimate aim of reorienting affiliated to working unit towards realty management is to deliver community services according to the market logic,though the residents are strongly identified with their working units. Hence the usual conflicts in between. This study suggests that the key to success of the above reorientation lies not only in provision of adequate material stimulus,but also in the transformation of community residents’ identity.
