本文通过对房地产是虚拟经济还是实体经济、行业特性对长效机制的特定要求、供求关系、长期趋势、高房价、炒房、高地价、调控政策目标、住房政策和房地产政策等一系列问题的深入探讨,对建立中国房地产发展长效机制进行了系统的理论思考,并从改革和完善房地产用地制度、坚持住房制度市场化改革的方向、减少房地产调控政策出台频率、加强房地产开发的空间管控等方面提出构建我国房地产长效机制的关键点。
