2016年是“政策年”,全国各地在10月前后出台的限购、限贷等调控政策,让火爆的楼市开始降温,市场也从前三季度的大爆发到第四季度渐趋平静。楼市“930”调控之后,北京是执行政策力度最严格的城市之一,即便如此,2016年北京商品房销售业绩仍高达5074亿元,同比增长41%,创历史新高。
2016年也是“地王年”,全国卖地总额超过千亿元(人民币)的城市达到9个,分别为苏州、南京、上海、杭州、天津、合肥、武汉、重庆、深圳,刷新了历史最高纪录。30多个城市刷出340宗左右单价、总价“地王”,数量创历史新高,上海、深圳也相继刷新全国单价、总价“地王”纪录。在“地王”的巨大压力下,北京市场在明显收紧土地供应节奏的同时,7090重回市场,限房价、竞地价、竞自持新政出台,土地市场的供给侧结构改革开始发力。
