This paper reviewed the real estate policy in 2012 both from central government and local government,and divided the policy into categories such as fiscal policy,monetary policy,land policy and etc.On this basis,the real estate policy was analyzed from different aspects.From the policy objectives,the price control and the construction of affordable housing are the two priorities of the policy.From the types of policy,demand control is the primary means to control housing prices,and the fiscal policy is the key to the construction of affordable housing.From the effects of policy,the policies that encourage the owner-occupied housing demand and the affordable housing construction worked well,and the credit environment was getting better,but the volume of land market dropped significantly.
