相对于2014年商业地产市场热度略有下降的发展趋势,2015年中国商业地产市场出现了结构性差异,办公楼市场有所回暖,商业营业用房则继续下降,呈现投资总额进一步放缓、开工面积增长率持续下滑、销售结构性差异反转、销售均价止降回升、空置率居高不下等特征。空间发展方面,东中西部地区、各省份之间商业地产发展不平衡。在面临社会总需求增速放缓和电子商务高速发展冲击的大环境下,商业地产的发展依旧面临去库存和同质化竞争等问题,多业态经营和创新发展模式成为趋势。
<<Compared with the heat-dropping tendency of commercial real estate market in 2014,structural disparity arose in 2015 with a recovering in office-building market but continuous drop in commercial building market. Aggregate investments had been slow down,growth rate of constructing areas faced continuous slide,inversion of sales structure disparity arose,with rebound in average sales price,and vacancy rate stayed at a high level. Meanwhile,in the aspect of space utilization,imbalance of commercial real estate development among eastern,middle,western regions and different provinces were relatively apparent. Faced with the environment which shows slowing growth rate in total social demand and receives strike from the rapid development of e-commerce,the future of commercial real estate market might still have to go through problems like de-stocking and homogeneous competition,at the same time multi-format and innovative developing pattern will become unstoppable trends.
