Among all kinds of residential communities in Beijing，the one comprised of apartments provided by Danwei （work unit）is an important one，which has been given little notice in previous studies. In this article，the perspective of both space and danwei’s role is adopted to analyze the governance mechanism of this specific type，and the concept “basic common unit” is used to describe a single apartment building. This study finds that in the compound of single building affiliated to a single danwei，the spatial pattern of this basic common unit matches the single welfare providers，which makes the governance of it relatively easy；in the compound constructed by more than one danwei，multiple basic common units coexist with multiple welfare provider，which results in complicated pattern of linkage between the two；in a single building attached to multiple danwei，a tension has emerged between the spatial wholeness of the basic common unit and multiple care-takers，which brings difficulties to the governance of this unit. In order to improve the governance of a residential compound of danwei，it is necessary to analyze the subtype it belongs to，and pin down the rights and obligations of the owner of the public parts of the building.
