2014年北京的住宅租赁市场呈现量增价稳的特征,但是租金过高、供需不平衡、难以规范化管理的问题仍然存在,因此本文提出了以房地产投资信托基金(REITs)为原型延伸出的“类REITs模式”,这或许是解决上述问题的较为有效的手段。
<<It has shown two features-volume increased and prices being stable-in the Residential Rental market of Beijing during the year of 2014. In the meantime,issues such as the soaring prices,the imbalance of supply and demand,and the lack of standardized regulation,remain. In order to better tackle these issues,REITs-liked model(based on and extended from Real Estate Investment Trusts)is raised up and discussed in this article,which could possibly be an effective solution.
