本文对2014年的房地产投融资现状进行分析，同时对2015年房地产投融资发展趋势进行判断，并提出相应的政策建议。2014年房地产投资增速持续下滑，特别是住宅投资和土地投资的增速下滑最为突出；融资规模不升反降，融资结构继续盘整，更多的融资渠道在压力下得到拓展。展望2015年，房地产市场将继续调整，政府与市场的关系进一步厘清，行业分化趋势继续，房地产投资进入长期稳定低速增长阶段，融资方面宽松与压力并存。
<<On the basis of the related data，this article analyses the status of the real estate investment and financing from different aspects in 2014，makes a judgment about the trend of the real estate investment and financing in 2015，and gives some suggestions. Real estate investment growth has declined rapidly，the financing channels have been expanded in 2014. The trend will continue in 2015.
