由于城镇人均住房面积处于全国中间水平和城镇化率低,贵州有着较大的房地产市场潜在需求。本文分析了贵州城镇化进程中的住房需求量和需求结构,结果表明城镇化导致的住房需求潜力大于改善住房需求潜力,而住房需求主要是住房租赁需求。最后本文提出了完善住房租赁市场、促进新型城镇顺利推进的政策建议。
<<In this section,we discussed two aspects about large potential demand of real estate market in Guizhou. First,the urban per capita housing area of Guizhou at an intermediate level in china,with a good potential development in the future. The second is the low urbanization rate. We analysis the housing demand and demand structure in the process of urbanization,the result showed that the urbanization led the potential demand for housing was greater than the potential demand of the improvement of housing,rental housing was the main demand led by urbanization. Finally,we put forward the suggestions to perfect housing rental market,and promote the process of urbanization smoothly.
