    2009年房地产市场分析与2010年展望

    摘要

    2009年,受房价下调以及一系列鼓励住房消费的政策作用,加之通货膨胀预期的影响,自住型、改善型、投资投机型购房依次入市,房地产市场出现“量价齐升”局面。房地产投资增速逐步加快,新开工面积快速回升,土地市场开始活跃。作为国民经济的支柱产业,房地产业仍是当前扩大内需的重要方面。由于我国住房需求潜力巨大,房地产业长期发展趋势看好,但受国际国内经济形势影响,房地产市场的短期波动不可避免。解决低收入家庭的住房困难,加大保障性住房建设,仍将是2010年住房工作的重点。

    Abstract

    In 2009,Affected by the downward adjustment of house price and a series of policy to encourage house consumption,plus the expectation of inflation,and different house purchase types such as self-occupation,improvement,investment or speculation entering market,a price and quantity hike emerged in real estate market. The real estate investment gradually accelerated,the newly started area restored rapidly,the land market began to warm up. As the pillar industry of the national economy,the real-estate sector is still the important aspect in expanding domestic demand. Because of the large potential of our house demand,the development trend for the real-estate sector in the long term is well,meanwhile,influenced by international and domestic economic situation,the fluctuation in short term is inevitable. It would be the important points for housing work to resolve the dwelling difficulty of low income family and strengthen the construction of welfare housing in 2010.
