本文列举了对中国房地产泡沫问题正反两方面争论的观点,给出了中国房地产泡沫产生的理论与现实依据。指出房地产是个极易产生泡沫的市场,充足的货币供应、鼓励住房消费的政策、土地高价竞拍以及实体经济走弱等都为房地产市场出现泡沫提供了可能。房地产泡沫的产生既是实体经济走弱的原因也是其结果。文章提出房地产更多应该强调是民生工程,将房地产业作为下一轮中国经济增长的支柱产业是不合适的。

The real estate bubbles are the cause of real economy weakening and also the result of it. The paper stresses that real estate should be the people’s livelihood,and it is inappropriate that make the real estate industry as one pillar industry of China’s next round economic growth.
