2009年二季度开始各城市高价地王层出不穷,地价飞涨。土地市场地王涌现的背后是国有企业大举进军房地产市场,不仅房地产主业国企加快了购置土地步伐,更有大批非房地产主业国企加紧对房地产业渗透。本文分析了2009年以来国企大军进军房地产市场的市场与制度动因,也透视了其可能造成的社会经济危害,并提供了制止这种不良经济行为的相应对策。
<<Since the second quarter of 2009,land prices soars in most cities,the land-kings of high price emerges one after another incessantly. The cause of land-Price soaring is that state-owned enterprises(SOE)marches towards real estate market on a large scale. Not only the SOE dominating in Real Estate?Business having been accelerated buying land step,the SOE dominating in other industries steps up to real estate business penetration more. This paper analyses the causes and effects on the SOE’s penetration in real estate business,also provides some corresponding countermeasures stopping this bad economic behaviour.
