    市场和经济转型视角下的青年住房问题

    摘要

    随着近年来我国房价不断上升,部分地区逐渐出现了青年人群住房难的问题。本文分析了我国住房分配体制改革的历程,讨论了市场转型前后青年住房问题。在经过国内外以及我国住房体制改革前后的对比分析之后,本文发现:①我国的经济体制转型极大地解决了以前青年住房难的问题;②部分地区出现的青年人群住房难的问题由该人群过度且超前的住房消费所致;③我国18~34岁以及35~44岁年龄段人群租赁住房的比重远低于英美两国同年龄段群体,这也可能是我国部分地区出现青年住房问题的重要原因。

    Abstract

    Along with the spike of housing prices in recent years in our country,youth housing problem gradually appeared in parts of China. This article analyzes the reform of housing distribution system in China,discusses the characteristics and problems of the youth housing market before and after the market transition. Based on comparative analysis of housing markets both home and abroad,and the discussion of the situations before and after the housing system reform in our country,this article concludes:①The transformation of economic system in our country greatly resolved the youth housing problem;②The youth housing problem in some parts of China occurred mainly because of the excessive and housing consumption;③The renting rate of young people aging 18-34 and 35-44 years old in China is far below that of Britain or the United States,which may also be an important reason for the housing problems of young people in some parts of China.
