2013年,深圳市房地产开发投资额再创新高,房地产市场持续火热。新建商品房市场量升价涨,写字楼空置率有所下降,商业用房空置明显;二手房市场商品住宅量价齐升,写字楼、商业用房价格平稳上涨;租赁市场租金稳中有升,写字楼租金先涨再落,岁末翘尾,商业用房租金涨势强劲。居住用地供应下降,商服用地供给大幅增长,工业用地出让多在关外,首宗农村集体工业用地入市尝试破冰之旅。展望2014年,住宅市场调控或延续、趋紧,新增住宅供应难有较大增幅,关内外差别化供求关系进一步助推房价分化。
<<With the investment hitting a new high,the real estate market in Shenzhen has been continually heated.In the real estate market,both the volume and price surged in residential buildings,office buildings and commercial buildings.Though the vacancy rate of office buildings declined,the commercial buildings vacancy rate remained at a high level.In the second-hand house market,the demand and price of residential buildings increased,along with office buildings and commercial buildings.In the rental market,the rent of residential market has been increasing steadily.The rent of the office building market grew at first,then declined and turned around at the end of the year;The rent of the commercial buildings increased strongly and rapidly.In the land market,the year saw a decline in the supply of residential lands,while a rise in the supply of commercial lands.The supply of industrial lands focused mainly outside Shenzhen Special Economic Zone(SEZ),and the commercial lands of rural collective has taken an ice-breaking trip.Looking into 2014,it is expected that the regulatory policies should continue,and there is little possibility that the new residential supply should increase.Different residential supply between inside Shenzhen SEZ and outside Shenzhen SEZ will lead to a polarization in housing price.Besides,it is estimated that the office buildings construction should be concentrated on Houhai,and a large scale of commercial real estate construction should appear in Qianhai.The files “1+6” will surely inject new energy to the industrial land market.
