相对于2012年商业地产热度明显降低的势头,2013年中国商业地产保持了较好的市场热度,整体形势有向好趋势,表现出投资总额增速止缓回升、开工面积增长率有较大提升、商业营业用房和写字楼销售的结构性反差有所缓和、销售均价同比加快增长等特征,但仍存在结构性供求失衡问题。从地区对比来看,东中西部之间、各省份之间商业地产发展不平衡问题显著。未来,商业地产将呈现差异化发展新趋势,电子商务与传统商业地产的融合将成为新热点。
