本文对2013年房地产投融资现状进行分析，同时对2014年房地产投融资发展趋势进行判断，并提出相应政策建议。2013年房地产投资增速显著提升，特别是住宅投资和土地投资增速提升最为突出；融资增速亦上升明显，融资结构逆势调整，融资渠道进一步拓展，房地产信托、房地产基金、境外融资等融资方式得到迅速的发展。展望2014年，房地产调控趋于常态化，行业分化发展格局愈加明显，预计房地产投资将趋于稳定化，而融资趋于多元化。
