2007年，全国各地不断涌现“地王”，引发了社会的广泛关注和讨论。本文回顾了2007年遍布全国的“地王”现象，并分析“地王”频繁出现的主要原因：房地产企业空前乐观的市场预期、流动性过剩的金融环境、土地出让策略体系的不完善以及实力地产企业的加速扩张。在此基础上，本文重点揭示了实力地产企业加速扩张背后的行业变革：资本强势地位的树立、企业经营模式的转型、企业资源模式的颠覆以及行业结构的加速调整。
<<Continuous emergence of “prime site” primed a hot topic in 2007. Reviewing on classic cases of this year，the essay aims to explore main reasons of this phenomenon，of which the positive expectations of the market，the financial ecology of excess liquidity，the unperfect strategies system of transfer of right to use state-owned land and a faster expansion of mega real estate enterprises is discussed. After that，this essay reveals the industry innovation behind the rapid expansion of mega real estate enterprises：forming the capital’s strong status，changing the management pattern of enterprises，subverting the model of enterprise resources and speeding up adjustment of industrial structure.
