    2007~2008年北京房地产租赁市场分析

    摘要

    2007年北京市政府出台了一系列规范房地产租赁市场的政策,租赁市场活跃,租金上涨,租售比拉大,引起社会广泛关注。2008年奥运会将推动北京房地产租金涨至新的水平,但在政府调控房价过快增长的背景下,涨幅会有,租售比将趋于缓和。

    Abstract

    In the year of 2007,a series of policies aimed to regulate leasing market were issued,which will help to active and develop the leasing market.It has recorded the booming demand of houses along with the Metro lines with the remarkable rent increase,which has definitely been the feature of the property market in 2007. However,the price gap(annual leasing income between sales price)has been enlarged in 2007,which has caught a lot of attentions from all parties.It will be the Olympics year in China in 2008. The favorable news will definitely stimulated the leasing demand in the market and a fast rent increase is predictable. As the macro control goes further deep,sales price of new property will slow down the increase speed. Comprehensively,with considering those opposite two trends,the price gap(annual leasing income between sales price)could be reduced.
