    数据分析引领城市产业园区有机更新——以合肥新站高新技术产业开发区站北...

    摘要

    伴随着众多老旧园区产业用地转型升级的现实需求,为了保障规划的城市更新策略能够在空间上有效落位,数字化转型与城市更新相互融合,成为城市可持续化发展的创新力量。数据手段的应用为城市的指标评价、产业空间匹配、引导准则提供了量化手段与工具,数字指引下的有机城市更新为更新区域提出城市发展目标场景,成为城市数字化转型的发展方法和路径。文章以合肥新站高新技术产业开发区站北产业园(以下简称“合肥站北产业园”)项目为案例,利用园区大数据分析,从经济绩效、社会绩效多方面选择用地评价指标体系。采用生命周期视角,以企业现状的数字化分析为支撑,叠合多维规划需求,提出转型升级策略。

    Abstract

    With the practical needs of industrial land transformation and upgrading in many old parks,in order to ensure that the planned urban renewal strategy can effectively locate in space,digital transformation and urban renewal are integrated with each other to become the innovative force for sustainable urban development. The application of data means provides quantitative means and tools for urban index evaluation,industrial space matching and guidance criteria. Organic urban renewal under digital guidance proposes urban development target scenarios for the renewal region,which has become a development method and path including urban digital transformation. This paper takes the Zhanbei Industrial Park project of Hefei Xinzhan High-tech Zone as a case,uses the big data analysis of the park,and selects the evaluation index system of land use from the aspects of economic performance and social performance. The transformation and upgrading strategy is proposed based on the life-cycle perspective,supported by the digital analysis of the current situation of the enterprise,and the multi-dimensional planning needs are superimposed.
