Chinese infrastructure REITs are in the pilot ahead of the steady expansion of the development period，with the pace of new urbanization in our country is accelerating，the demand for infrastructure investment also increases，the PPP as the main form of infrastructure in recent years has also developed rapidly. This paper reviews the concept，basic information，development history and current situation of REITs，policies and regulations，access standards and regulatory requirements of REITs in the field of infrastructure. On this basis，it studies the innovation path of PPP-REITS，analyzes the existing problems from different dimensions such as feasibility and necessity，selection of basic assets，transaction structure and practical cases，and then puts forward relevant suggestions such as optimizing transaction procedures，perfecting tax policies，perfecting pricing mechanism and doing a good job in information disclosure，which has important practical significance.
