40多年来,我国物业管理从无到有,在规模化发展后进入转型发展阶段,其既是房地产经营管理范畴,也是城市管理、基层社会治理的重要内容。当前,我国部分物业管理还存在与房地产开发的连带关系,业主委员会组建运作及监管尚不到位,物业管理的收费、维修基金管理的规范性及区域发展欠均衡等问题待解决,需要继续健全和改善相关法律制度,持续健全物业管理纠纷调解机制,强化物业市场监管,提高物业服务水平,推动物业管理高质量发展。
