    2021年深圳房地产市场形势分析与政策导向

    摘要

    2021年深圳房地产市场进入调整周期,房地产开发投资和市场销售均有不同程度的回落,部分房企出现流动性风险。本报告通过分析2021年深圳市房地产市场运行情况、房地产市场调控政策以及当前存在的主要问题,根据中央政策导向,提出今后促进深圳房地产市场良性循环和健康发展的政策建议。报告认为,2022年,深圳将继续坚持“房子是用来住的、不是用来炒的”定位,坚定不移落实房地产长效机制,继续保持房地产调控政策的连续性、稳定性,确保房地产市场平稳健康发展。预计在房地产融资环境改善、政策利好等影响下,2022年市场信心有望逐步提升,且市场平稳运行健康发展的格局将进一步得到夯实。

    Abstract

    In 2021,the real estate market in Shenzhen entered into the adjustment cycle. The investment on real estate development and the market sales have differently declined. Liquidity risks have come out in partial enterprises on the real estate. This report analyzes the operation of the real estate market in Shenzhen in 2021,the real estate market regulation and control policies and the existing main problems. The Report puts forward the policy suggestions to promote the virtuous circle and robust development of the real estate market in the future,in accordance with the policy orientation of the central government. The Report believes that in 2022,Shenzhen will insist the stance that houses are used to live,not to speculate,unswervingly implementing the long-term real estate mechanism. Shenzhen should continue to maintain the continuity and stability of the regulation and control policies in Shenzhen’s real estate policy,and ensure the stable and healthy development of the real estate market. It is expected that under the background of improving the real estate financing environment and favorable policies,market confidence is expected to gradually increase in 2022,and the pattern of stable operation and healthy development of the Shenzhen real estate market will be further consolidated.
