本报告通过梳理住房租赁市场发展情况及政策措施,发现全国主要城市住房租赁价格指数呈周期性波动、租金水平仍低于疫情前、房源成交周期走高、基于城市等级售租比变化产生差异。陕西省各主要城市住房租赁市场发展差异较大。西安市租赁价格偏高、售租比偏高,这会对租赁市场供求产生不利影响。要完善我国住房租赁制度,强化住房租赁市场监管,加快发展保障性租赁住房,未来在政策引导下,充分利用市场的推动作用,促进租赁市场规范化、成熟化发展。
