随着学区房问题的关注度不断提升,教育均衡的话题也受到社会广泛关注。学区房问题带来了一系列民生问题,如房价攀高、教育异化、社会焦虑等。为解决学区房及其衍生问题,近两年来各地政府先后出台了一系列政策,究竟这些政策对房地产市场产生了怎样的影响?本文通过研究学区房产生的背景、政策调控的逻辑以及上海市不同的教育均衡发展政策给房地产市场带来的影响,提出了积极推进多学区划片、大力推广教师轮岗机制、加快发展职业教育等政策建议,以期为政府解决教育均衡发展问题和抑制学区房炒作提供参考和依据。
<<with the increasing attention to the housing problem in the school district,the topic of educational balance has also been widely concerned by the society.The housing problem in the school district has brought a series of livelihood problems,such as rising housing prices,educational alienation,social anxiety and so on.In order to solve the problems of school district housing and its derivatives,local governments have issued a series of policies in the past two years.What is the impact of these policies on real estate?By studying the background of school district housing,the logic of policy regulation and the impact of different education balanced development policies in Shanghai on the real estate market,this paper puts forward some policy suggestions,such as actively promoting multi school district zoning,increasing the promotion of teacher rotation mechanism,and accelerating the development of vocational education,in order to provide reference and basis for the government to solve the problem of balanced development of education and curb the speculation of school district housing.
