人口是影响房地产发展的关键要素,就业是促进人口流动的根本动力。就业人口在城市之间分布的差异性,在一定程度上影响了房地产的发展,使得房地产发展在不同城市之间存在分化。本文从就业规模、行业分布等视角,研究了就业与房地产市场规模及房价水平之间的关系。我们发现,就业可以通过影响人口间接影响房地产市场规模,通过影响收入水平间接影响房地产价格水平。在此基础上,我们还进一步分析了产业发展、人才培养、购房条件等因素对就业的影响,建议通过增加保障性租赁住房供应,调整产业结构,加快教育改革、加大人才扶持力度等多重举措,保障就业人员安居乐业,促进房地产市场平稳健康发展。
<<Population is one of the most important elements that has impact on real estate development. Employment plays a crucial role in motivating population movements. The divergence of employed population distribution among cities results in the difference in the levels of real estate development. Thus,this paper investigates the relationship among employment,real estate market scale and housing price,from the perspectives of employment and industrial distribution. The finding reveals that employment opportunity as a stimulator causes population agglomeration and increasing income level,which results in expanding market size and boosting housing price. This paper also explains the effects of industrial development,talent cultivation and housing purchase policy on employment. We suggest that policymaker should focus on increasing the supply of affordable rental housing,adjusting the industrial structure,improving educational reform and providing supports for talent in order to maintain stable and healthy development of real estate market.
