房地产行业发展与城市发展密不可分,近年来我国城市发展逐渐从增量扩张转型到存量更新,尤以大中城市为甚。曾以新区开发或拆旧建新为特点的房地产行业在社会经济的这种变化进程中,开始面临建设周期拉长、投资回报减少、产权处置复杂等诸多困境,亟须寻找新的运作模式和投资领域实现转型应对。本文聚焦房地产行业在存量更新时代的发展转型诉求与实践探索,对比其与增量发展时期的不同,以从城市更新视角探讨房地产行业的未来走向与挑战出路。
<<Real estate industry is inseparable from urban development. In recent years,China’s urban development has gradually transformed from incremental expansion to stock renewal,especially in large and medium-sized cities. The real estate industry,which used to be characterized by new land development,is facing many difficulties such as prolonged construction periods,reduced investment returns,and complicated property rights disposal in the process of social and economic changes. It is urgent to find new operation and investment models. This paper focuses on the transformation demands and practical exploration of the real estate industry in the era of stock renewal,compares it with the incremental expansion period,and discusses the future trend and challenges of the real estate industry from the perspective of urban renewal.
