2010年全国一线城市中,深圳房屋销售价格指数再度领跌。商品住宅市场因调控受抑制,成交同比量跌价扬,二手房主力地位强化。写字楼市场全线飘红,空置率下降,租价皆攀升。商业用房租价亦皆上涨,二手市场活跃,但新房仍供过于求。土地市场活跃,居住用地出让多年来首现售罄。展望2011年,经济基本面良好且“概念”众多,轨道交通集中开通、城际客运专线枢纽即将运营,特别是年内世界大学生运动会即将召开,多年建设的公共配套设施相继使用,“大运概念”对房市引领作用不可小视。加之前海中心区、光明新区、坪山新区建设提速,全年房价上行冲动及政策压力将并存。
<<The price index of real estate sales in Shenzhen led on decline again in 2010.With commercial residential market being regulated,housing turnover plummeted while prices increased,status of second-hand housing market went up.Rental and selling prices of office and commercial buildings rose,the second-hand market was vigorous.Being in an active land market,the residential land was sold out for the first time in 2010.Looking into 2011,based on a good economic foundation,rail transportation will be constructed intensively,inter-city passenger transportation hub is about to operate,particularly because of the upcoming World Universiade,leading role of the housing market can not be omitted.Meanwhile,the construction of Qianhai,Guangming and Pingshan New District will be accelerated,housing prices rising momentum and political pressure will co-exist.
