受到买卖市场不断调控的影响,北京市租赁市场2010年成交较为火爆。租赁成交活跃,其中,除受季节性因素变动影响外,与买卖市场的互动影响也成为2010年租赁市场新的特点。楼市政策调控收紧,客户对买卖市场持观望态度,买卖市场迅速冷,刺激租赁市场中“转购为租”的购房人增加。此外,2010年上半年北京市租金价格出现了较大的上涨,下半年恢复平稳走势。受租金价格上涨的影响,二、三居室成交占比上涨,合租人群增加。
2011年北京的整体经济走势仍将维持稳健的前进步伐,租赁需求旺盛将促北京市租赁市场成交的活跃,租金价格上浮。与此同时,大兴线、房山线、亦庄线、昌平线一期、15号线首开段五条郊区地铁线的开通,租赁成交区域将向外围不断扩散。
<<Being influenced by the trading market,the real estate leasing market of Beijing saw an active trade in 2010.Except the influence of seasonal factors,the interaction-influence by the trading market became a new feature of the leasing market.The tightening policies of property market,the wait-and-see attitude of consumers towards trading market,and the rapid cooling of trading market,all of these have stimulate more purchasers to shift from purchase to lease.The prosperity of Beijing leasing market in the first half of 2010 drove up the rental price,which gradually became stable in the second half of the year.In addition,the rise of rental price also led the turnover ratio of two-room and three-room flats to go up and the increase of the number of joint tenants.
In 2011,the economy of Beijing will continue to maintain a moderate pace,and the Beijing leasing market will keep active.At the same time,with the opening of the five suburban metro lines,including Daxing,Fangshan,Changping,Yizhuang and the 15th line,the lease area will spread to the outskirt of the city.
