“Rental economy” is the main form of the development of rural collective economy in Dongguan,and also the main source of income for rural collectives. This report is based on the statistical data about rural rental economy in Dongguan from 1986 to 2020,and analyzes the changes to the physical form of property for rent,rental income and the proportion of rental income in the city. The research findings are as follows:(1)The mainstream property for rent in Dongguan has shifted from the traditional folk residences,to apartment buildings,standard factory buildings and then commercial complexes. These changes in the physical form of property are closely related to the transformation and development of local industrial activities. (2)Rent price,rental area and rental platforms are the main variables that affect the output of the rental economy. On the whole,the three all showed an upward trend,of which the “rent price” had the most obvious influence on the output. (3)The change trajectory of the proportion of rental income shows that rental economy was the main development model of rural collective economy in Dongguan and the main livelihood for local villagers;on the other hand,the rural collective economy in Dongguan was shifting from “undiversified growth” to “high-quality diversified growth.”
