    2020年广州房地产市场发展动向分析

    摘要

    全球主要经济体在2020年上半年受疫情冲击,经济下行。而中国得益于有效的防疫机制,经济增速在第二季度率先回正,经济预期持续好转带动居民收入预期向好。广州市房地产市场上半年受疫情冲击成交乏力,下半年加快恢复,在近远郊人才购房政策放宽、土地市场热度传导、产业和规划利好、新房供应创新高、莞深外溢客群增量促成下,2020年广州住宅市场开启向上发展的趋势:土地市场热度大增,二级房地产市场回暖明显,存量住宅均价上涨。与此同时广州市房地产也存在着以下几方面的问题:供需矛盾依旧存在,内部分化明显,对住房需求堵有余而疏不足。

    Abstract

    the world’s major economies suffered from the impact of the epidemic in the first half of 2020,and their economy declined. However,China’s economy was the first to return to normal in the second quarter,due to the effective epidemic prevention mechanism. And its economy is expected to improve,driving the residents’ income expectation to be better. Guangzhou was weak in the first half of the year,and the recovery was accelerated in the second half of the year. With the relaxation of talent policy in the near suburbs,the conduction of land market heat,good industry and planning,high innovation in new housing supply and the increase of Dongguan-Shenzhen spillover customers,the Guangzhou housing market started an upward trend in 2020:the secondary real estate market picked up significantly,and the average price of stock houses rose. At the same time,Guangzhou’s real estate also face the following problems that the contradiction between supply and demand still exists,that the internal differentiation is obvious,and that the housing demand is over-blocked but not enough.
