The number of houses and communities is increasing with the development of urbanization and the prosperity of the real estate market. Maintenance funds as the “pension” of houses are an important prerequisite to ensure that residents make a good living，also of great significance to building a livable city and improving the sense of safety and happiness of owners. In order to solve the problem of oldness in property，Shenzhen took the lead in establishing a maintenance fund system. This paper does research and analysis of the legislative history of the special maintenance fund system of Shenzhen property，the important content of the current system and the main problems，puts forward some ideas and suggestions to promote the development of the special maintenance fund system of Shenzhen property，in order to help promote the legalization，standardization and scientization.
