2019~2020年陕西省房地产开发企业数量不断增加,企业总资产不断增长,但资产负债率较高;房地产开发企业投资额、销售额持续增长,住宅投资额占比降低,主营业务收入和营业利润较上一年有所回落,西安、榆林、渭南和宝鸡表现突出,区域分化明显。以天地源、紫薇地产、陕建地产等为代表的本土房企逆势回升,在陕西房地产市场占一席之地。但“三道红线”“房地产贷款集中度管理”使得陕西房企融资风险加大,购地难度提升,后续发展面临挑战。
<<From 2019 to 2020,the number of real estate development enterprises in Shaanxi province continues to increase,the total assets of enterprises continue to grow,but the asset liability ratio is relatively high;the investment and sales of real estate development enterprises continue to grow,the proportion of residential investment decreases,the main business income and operating profit are somewhat lower than that of the previous year,and Xi’an,Yulin,Weinan and Baoji show outstanding performance,with obvious regional differentiation. The local real estate enterprises represented by Tiandiyuan,Ziwei and Shanjian real estate rebounded against the trend and occupied a place in the real estate market of Shaanxi. However,the background of “three red lines” and “real estate loan concentration management” increased the financing risk of Shaanxi real estate enterprises and made it more difficult to purchase land,which brought challenges to the subsequent development of real estate enterprises.
