本报告在梳理住房租赁市场规制的基础上分析发现,全国主要城市租金收益率不断下降,租金收入比却居高不下。陕西省各主要城市住房租赁市场发展差异较大。西安市住房租赁价格偏高、租金收益率比较低,对租赁市场的供求会产生不利影响,必须统筹规划城市发展战略、加强租赁市场监管、做好政策性租赁住房建设,以创造良好的市场环境。
<<On the basis of analyzing the regulation of housing rental market,this report finds that the rent return rate of major cities in China is declining,but the rent income ratio is still high. The development of housing rental market in major cities of Shaanxi Province is quite different. The high rental price and low rental yield in Xi’an will have a negative impact on the supply and demand of the rental market. It is necessary to plan the urban development strategy,strengthen the supervision of the rental market,and do a good job in the construction of policy rental housing in order to create a good market environment.
