本文通过对北京诚智慧中物业参与朝阳区劲松北社区居家社区养老实践的调研,认为需求协同发展是作为社会资本的物业企业开展居家社区养老服务的可持续发展之路。物业企业在需求协同发展的过程中,明确自身发展定位是根本,研判主体需求是基础,提供精准服务是核心,强化资源整合是捷径,培育适老化专业人才是关键。只有这样,物业企业才能在“物业服务+养老服务”的道路上发挥自身优势,让“物业服务+养老服务”的发展模式可持续发展,从而实现多元主体共赢。
<<In order to give full play to the power of social capital,meet the growing diversified demands of the elderly,and break the plight in elderly care market with a single subject,insufficient capital and limited service under the background of aging population,the State supports and encourages access of social capital to the elderly care market,which has provided an opportunity for property enterprises to conduct home-based community services for elderly. In this article,through the investigation of the property participation in the home-based community care practice in Jinsong North Community,Chaoyang District,the author suggests that the coordinated development of demand is a sustainable way for property enterprises as social capital to carry out home-based community service for the elderly. During the process of coordinated development of demand,property enterprises have taken defining the orientation of one’s own development as the root,judging the needs of the subject as the base,providing precision services as the core,strengthening resource integration as a shortcut,and cultivating aging professionals as the key. Only then can property enterprises play their own advantages in the process of property service+ elderly care service,and achieve sustainable development of this model,so as to realize a win-win situation of multiple subjects.
