Based on the big data of 58 anjuke platform,this paper makes a comprehensive analysis of the national rental housing market in Shanghai. Under the guidance of relevant policies such as rental housing supply,market security and market supervision,Shanghai’s housing rental market has developed in an orderly manner. The average market rent has been stable at about 70.0 yuan per square meter in one month in the past three years. The main population of renting houses in Shanghai is 25-30 years old with bachelor degree or below. By selecting four types and eight plates,this paper analyzes the influence of the development of different plates,commercial supporting,housing age,transportation,target customer groups and other differences on the housing rental market. Although Shanghai has been in the forefront of China in terms of the supply quantity and structure of rental housing,it still needs to further improve the informatization level of government rental management;strengthen the legal construction,strengthen the legal publicity and legal aid related to rental housing;standardize the financial business related to rental housing,and form a multi department joint supervision.
