The courtyard without a supervisor is a residential building without a supervisor，without property management and without a person in charge. It is an important part of the old urban residential community. The non-supervised buildings in old communities have the characteristics of complex background，poor living environment，weak population structure and high heterogeneity of community culture，which are the key and difficult points of the reconstruction of the old districts and the weak link of community governance. In recent years，Zhengzhou city has made every effort to carry out the renovation and improvement of non-supervised buildings in old residential communities. It has actively explored and achieved remarkable results in improving policy design，strengthening party leadership，guiding residents’ autonomy，and innovating governance mechanisms，but it also faces community ills is difficult to rectify，the shortage of fund problem，property management is difficult to settle，and the level of community autonomy needs to be improved. This article’s suggestions for optimizing and improving the governance of the non-supervised buildings are：strengthen supervision to consolidate to and deepen the effect of remediation，establish a long-term mechanism for capital sharing；implement a differentiated model of property management；strengthen residents autonomy to improve the governance level of the buildings.
