    2018~2019年商洛市房地产业发展报告

    摘要

    本文采用问卷调查和实地调研方法,收集并建立了2018~2019年商洛市房地产业相关数据库,分析了商洛市房地产发展现状、房地产与社会经济的关系、保障性住房建设状况和物业管理现状,探讨了商洛市房地产业发展趋势,并提出了相应的对策。结果表明:2018~2019年商洛市人口城镇化率偏低,社会经济整体呈现缓慢发展态势;房地产开发企业与人员结构趋于合理,但企业等级资质偏低;商品住宅发展冷热不均,商州区、洛南县和山阳县房地产业的开发、投资和销售较好,未来发展空间较大;市场由刚需房、改善房、投资型住房和保障性住房组成;住房物业管理滞后;房地产业对经济和就业均有贡献;商洛市区房价呈上涨趋势。应借助国家宏观调控大力改善住房供需结构,规范房地产市场,促使房地产业健康发展。

    Abstract

    In order to discuss the development status and trends of the real estate industry in Shangluo City. This report used questionnaire surveys and field survey methods to collect and establish the relevant real estate industry database of Shangluo City from 2018 to 2019,analyzed the status of real estate development in Shangluo City,the relationship between real estate and social economy,the status of affordable housing construction and the status of property management. The development trend of real estate industry in Shangluo City was discussed,and corresponding countermeasures were proposed. The results showed that:from 2018 to 2019,the population urbanization rate in Shangluo City was low,and the overall socio-economic situation was showing a slow development trend;the structure of real estate companies and personnel tended to be reasonable,but the corporate qualifications were low;the development of commercial housing was uneven,District,Luonan County and Shanyang County had better real estate industry development,investment,and sales,and there was greater room for future development;the market consists of rigidly needed housing,improved housing,investment housing,and affordable housing;housing property management was lagging;Both the economy and employment had contributed;housing prices in the urban area of Shangluo City were on the rise. We should use the state’s macro-control to vigorously improve the housing supply and demand structure,regulate the real estate market,and promote the healthy development of the real estate industry.
