2020年1月中央决定推动成渝地区双城经济圈建设。通过对成渝城市群所属城市的固定资产投资和房地产投资,房地产供应市场的土地供应、施工面积和竣工面积,房地产需求市场的销售面积、住宅销售单价等要素进行分析,对2019年房地产发展状况做出了评价。而成渝城市群中四川和重庆区域所属城市的各项指标占了全省(市)的90%以上份额,因而基本上代表了四川省和重庆市的房地产发展状况。对2020年成渝城市群房地产市场进行了展望,提出按照中央关于双城经济圈建设精神,成渝城市群一体化发展步伐会加快,产业地产与产业发展的良性互动更为紧密,基础性公共房地产项目会获得更多机会与资源,房地产需求要素受成渝城市群启动的影响而被激活和衍生出新要素并可以计量和报告。
<<In January 2020,the central government decided to promote the construction of the dual-city economic circle in Chengdu and Chongqing. Based on the analysis of the fixed asset investment and real estate investment in the cities to which the Chengdu-Chongqing city group,the real estate supply market’s land supply,construction area,completed area,real estate demand market,sales area,and residential unit price,etc. The real estate marke of Chengdu-Chongqing city group in 2019 is evaluated. In the Chengdu-Chongqing city group,various indicators of the cities belonging to the Sichuan and Chongqing regions account for more than 90% of the province (municipality),so they basically represent the real estate development in Sichuan and Chongqing. The real estate marke of Chengdu-Chongqing city group in 2020 is prospected,and it is proposed that in accordance with the central government’s spirit of the construction of the two-city economic circle,the integrated development of Chengdu-Chongqing city group will accelerate,the positive interaction between industrial real estate and industrial development will be closer,and basic public real estate projects will provide more opportunities and resources. The real estate demand factors are activated and new factors are derived and can be measured and reported by the influence of the Chengdu-Chongqing city group.
