在中央明确的“不将房地产作为短期刺激经济的手段”方针指引下,为进一步促进房地产市场平稳健康发展,粤港澳大湾区内地城市纷纷根据各自的市场特点、通过多种举措来“因城施策”,包括优化购房政策、加强人才引进、大力支持住房租赁市场的发展以及规范行业管理等,总体上,大湾区内地城市的房地产市场在2019年运行平稳,供求基本平衡。展望2020年,大湾区内地城市房地产市场虽然受到新型冠状病毒肺炎疫情冲击,短期内“冰封”,但考虑人口大量流入、产业发展与升级、粤港澳大湾区建设稳步推进、货币金融环境适当放松以及各种优惠支持政策出台等诸多利好因素,预期将大概率呈现“先抑后扬”、全年同比温和上涨的走势。可以肯定的是,大湾区内地城市房地产市场需求仍然旺盛,“‘稳’字当头”的调控基调不会改变,平稳增长的趋势也将持续,培育和完善住房租赁市场将会有更为充足的资金保障和政策支持,行业管理将更加规范、更能够体现各个城市的特色。

Looking forward to 2020,although the real estate market has affected by the new coronavirus pneumonia epidemic and “frozen” in a short term,but considering many favorable factors such as population inflows,industrial upgrading and supporting policies will be released,the overall market activity can be better than last year in these cities.
