在政府对住房租赁市场采取的一系列措施落地的背景下,从2017年到2019年,全国住房租赁的供给和需求热度整体呈上升趋势,租金整体下行。长租公寓市场处于成长期,资源向头部企业集中,行业集中度越来越高。2016年首宗租赁用地在北京成交,至今全国已有数十个城市推出了租赁用地,预期在2020年及之后将陆续有成规模的租赁住房入市。大数据和问卷调研显示,人们对于租房的接受度越来越高,“90后”人群为租房主力人群,租房人群整体更加偏好整租和两居房型。当前住房租赁市场,仍然存在房源较分散、出租情况掌控难度大、房东和租客的权益缺少有效的保障机制等问题,行业的规范性有待进一步提升。
<<Based on the big data of 58 Anju platform,this paper analyzes the general rental housing market and long-term rental apartment market in China. The results show that in recent years,the overall number of floating population in China has decreased year by year,and the new tenants in the market,represented by the post-90s and post-95s,are more and more accepting of rental housing,and the demand for housing quality has also increased. Nationwide demand for rental housing is increasing year by year. In addition to the ordinary rental housing market for individual landlords,the long-term rental apartment market has gradually formed a market pattern with four major supply subjects:real estate brokerage agencies,Internet venture capital operation companies,hotels and real estate developers. However,there are still some problems in the current housing rental market,such as the decentralization of housing sources,the high proportion of spontaneous transactions between individuals,the difficulty in mastering the rental situation,and the lack of effective guarantee mechanism for the rights and interests of landlords and tenants. The standardization of the industry needs to be further improved. Therefore,we should further build a leasing service platform to record and supervise the rental houses;improve the access requirements of real estate brokerage institutions,enhance the qualification requirements of brokers,and strengthen the standardized management of large-scale leasing institutions;cooperate with internet platforms,especially vertical industry platforms,and increase the norms and constraints on the behaviors of both parties through market-oriented operation.
