分散式长租公寓是我国住房租赁市场中体量最大的品类。从行业上看,物业获取更容易、物业价格相对较低;资本关注度高,融资事件不断;用户端房源选择较多,不少品牌推出“置换”服务(本地或外地的换房服务),连锁化初现;行业也面临问题,管理成本高(房源与员工分散);产品与服务品质参差不齐;与房东资产合约争端、与租户租金纠纷等。2019年底,分散式长租公寓品牌美股成功上市,为行业与同业者带来了信心,机遇与挑战并存。
