    2015~2019年我国房企系集中式长租公寓案例及商业模式

    摘要

    住房租赁是房企的一项业务,更是关系到千家万户的民生工程。国家与地方每年出台相关政策支持住房租赁市场发展,自2018年“长租品牌元年”起,住房租赁驶入发展快车道。2019年房企在长租公寓业务的参与度不断提高,行业自进入“快车道”以来,各大房企系长租公寓品牌也在探索细分领域与商业模式的过程中不断创新。其间也不断有品牌的收并购甚至“爆雷”等事件发生。市场、消费者对长租品牌提出了新要求,尤其是对房企系品牌有了更高的期待。

    Abstract

    Housing leasing is a business of real estate enterprises,but also a carrier related to the livelihood into homes across China and a better life. The state and local governments issue relevant policies every year to “support the housing rental market”. Since the first year of the “long lease brand” in 2018,the rental market and the long lease brand have entered a fast track of development. In 2019,the participation of real estate enterprises in the business of long-rented apartments has been constantly increasing. Since the industry entered the “fast lane”,the brands of long-rented apartments of major real estate enterprises have been constantly innovating in the track of exploring subdivision and business model. During the period of brand acquisition and merger and even “close down” and other events occurred. The market and consumers have put forward new requirements for long-term rental brands,especially higher expectations for real estate enterprise brands……
