2019年粤港澳大湾区地区生产总值达到11。60万亿元人民币,占我国2019年GDP总量的11。71%,是我国开放程度最高、经济活力最强的区域之一。人口密度大、房价高企导致粤港澳大湾区住房自有率较低,深圳、广州、香港、佛山是粤港澳大湾区住房租赁热点城市,近年来广州、深圳、佛山相继成为我国住房租赁发展试点城市,开展系列地方性制度建设和实践尝试。政策引导下,开发商背景长租公寓品牌运营商不断入局,为应对激烈的市场竞争,抢占市场份额,前期品牌扩张迅速,但在盈利模式不确定的背景下,一味地进行规模扩张也给公寓品牌运营商带来不小的负担。为建设完善的住房租赁体系,为企业探索住房租赁提供较好的环境,2019年粤港澳大湾区相关政策和奖补支持力度不断加码的同时,住房租赁规范制度也在逐步完善,其中以深圳城中村规模化统租改造规划最为亮眼。进行城中村改建,利用闲置房源进行大型租赁社区建设有效提高住房租赁市场运作效率,将成为粤港澳大湾区进行住房租赁体系建设的一大特色。
<<The Guangdong-Hong Kong-Macao Greater Bay Area (GBA)is one of the most opening and developed areas in China. The GDP of GBA reached 11.60 trillion in 2019,contributed about 11.71% of the total GDP in China. The large population density and surging house price lead low homeownership of GBA,Guangdong,Shenzhen and Foshan are all the cities with large rental demand,for developing housing rental market,they did lots of local institutional improvement and practice. With the policy guidance,more local real estate developers entered GBA housing rental market,and took expansion stagegy at the beginning;however the unclear profit-model burdened the corporations. The local governments of high housing rental demand cities improved with policy supporting and supervision,urban village renovation is one of the most remarkable movements. Taking the idle houses in urban villages as housing rental resources could improve the efficiency of housing rental in Shenzhen;it becomes an characteristic of GBA housing rental market.
