长江三角洲城市群作为我国第一大经济区,2019年区域生产总值达到23。7万亿元人民币,2018年长江三角洲城市群常住人口数量达到15389。23万人,人口净流入量达到2240。99万人,平均城镇化率为67。39%,高于全国平均水平。在产业结构优良、人口流入规模庞大、房价高企和“租购并举”等系列政策的持续推动下,上海、南京、苏州、杭州以及合肥成为长江三角洲地区住房租赁热点城市。预计2020年,长江三角洲热点租赁城市住房租赁供给体量将稳步增长,各地方政府鼓励住房租赁相关企业不断发展的同时,监管也将进一步加强,并逐步落地,住房租赁体系不断完善。作为我国重要经济区核心城市,上海、苏州、南京、杭州人均可支配收入均位于我国各省市前列,承租能力相对较高,租赁需求呈现多样化,各大公寓品牌将进行产品线多样化升级,并借助科技、服务、品牌、社群运营等提高产品溢价,降低运营成本。

The permanent resident population was 1.54 trillion,the net inflow of population was 22.41 million,and the urbanization rate was 67.39% in 2018. In the next coming years,the number of rental housing will increase steadily with the growing market demand. Those cities are all core cities with advanced economy in Yangtze River City Cluster,the high resident income support the renters could higher rent price.
