近年来我国流动人口占人口总量的比例基本维持在17%以上,2019年我国流动人口规模达到2。36亿人,预计2030年我国流动人口将超过3。3亿人,同时我国房屋置业年龄不断推迟,住房租赁消费者生命周期的延长,也为我国住房租赁市场规模持续上涨提供了有力支撑。为妥善处理我国流动人口居住问题,2015年起,中央和地方相继出台相关政策,从住房租赁房源及土地供给、融资渠道拓展和支持、财政税务支持和法律法规建设等多方面,推动鼓励我国住房租赁市场发展。多方助力下,近两年我国住房租赁市场取得了长足的发展,但不可忽视的是我国住房租赁市场仍需面临公租房供给不足、机构渗透率低、商业模式不成熟、市场秩序紊乱等挑战。
<<The housing rental market of China has huge market potential and opportunities. Firstly,the proportion of floating population in China remains at 17%,and the floating population was 231 million in 2019,it is estimated that the floating population of China will exceed 330 million in 2030. In addition,the housing rental market lifecycle will be extending as the age of house purchasing keeping putting off. Secondly,in order to promote the development of housing rental industry,Chinese government has introduced a range of policies which including housing resource,financing support,tax benefits and legal constrction since 2015. With all the efforts the housing rental market has obtained a well developing,however,there are still challenges,for example the shortage fo public rental housing,the low institution penetration rate,the imperfect business model and the mess market order.
