    2016~2020年中国住房租赁市场产业链分析

    摘要

    2019年住房租赁土地供给更加多元化,尽管土地筹集供应量有所下降,但全年共成交租赁相关用地交易148宗/417万米2。与此同时,长租公寓头部品牌的房源量也在稳步增长。住房租赁土地供给和房源的稳步增长,为我国发展住房租赁市场提供了较为良好的基础。相较往年,2019年金融市场对住房租赁板块的关注开始回归理性,马太效应较为凸显,分散式长租公寓头部品牌和地产系头部品牌受到资本青睐;2019年11月青客登陆纳斯达克挂牌上市,成为我国长租公寓品牌上市第一股,随后,2020年1月17日,蛋壳公寓完成纽交所上市,受到多方关注。为规范行业发展,行业质量规范开始建立,地方住房租赁公共服务平台、租房平台,开始完善备案信息系统,在加强行业监管的同时,提升租户消费体验。

    Abstract

    The supply of leased land in 2019 has became more diversifired compare to the past,although the supply quantity decreased slightly,there were 148 leased land transactions happened and the proportion was about 417 million square meters;the housing resources of the leading brands also increased over time. Compare to the past,the investors of financial market became moer rational,and preferred to leading brands,especially the distributed long-term brands and the brands with real-easte background. Qingke joined stockmarket on the NASDAQ stockmarket attracted a lot of attention from general public,after that DANKE apartment also gone public on NYSE. More industry standards started established by the government and association,meanwhile information systems were started to be completed by leasing websites,for the industry sustainable development.
