十九大以来,中国房地产市场逐步进入一个全新的发展时期,主要表现为:一是从制造向服务转型,二是从增量向存量转变,三是从购买向租赁转变,四是从市场功能向保障功能回归。2019年,中国房地产市场整体表现出平稳回落态势。展望2020年,随着国内疫情逐步得到控制,宏观政策环境改善,过度压制的市场需求集中释放,市场将快速回暖,市场销售和投资将逐步得到修复。预计全年市场销售将会进一步回落,约为15万亿平方米,降幅为10%左右;土地购置面积增速年底有可能由负转正;房地产开发投资增速有可能大幅回落至3%左右;市场价格有望保持小幅平稳回落趋势。
<<since the 19th National Congress of the Communist Party of China,China’s real estate market is gradually entering a new period of development. The main performances are:first,the transformation from manufacturing to service;second,the transformation from increment to stock;third,the transformation from purchase to lease;fourth,the regression from market function to security function. In 2019,China’s real estate market as a whole shows a steady downward trend. Looking forward to 2020,with the gradual control of domestic epidemic situation,the improvement of macro policy environment,the centralized release of over suppressed market demand,the market will recover rapidly,and the market sales and investment will be gradually repaired. It is expected that the annual market sales will fall further,about 15 trillion square meters,down by about 10%;the growth rate of land acquisition area may turn from negative to positive at the end of the year;the growth rate of real estate development investment may fall sharply to about 3%;the market price is expected to maintain a small and stable downward trend.
