Shanghai’s population size and total housing volume tend to be stable as a whole，and the housing market has entered the stock age；however，the migration of population between different regions puts forward new requirements for the housing supply structure. At the same time，with the establishment of the long-term mechanism of “rent and purchase simultaneously” in Shanghai，the industry norms of the leasing market also need to be further established and improved. How to realize the living，improve the living conditions and realize the balance of occupation and residence are the core issues discussed in this paper.
