上海市人口规模和住房总量整体趋于稳定,住房交易市场已进入存量时代;但人口在不同区域之间的迁移对住房的供给结构提出了新的要求。同时,随着上海市“租购并举”长效机制的建立,租赁市场的行业规范也需要进一步建立和健全。如何实现住有所居、改善居住条件、实现职住平衡,是本文讨论的核心问题。
<<Shanghai’s population size and total housing volume tend to be stable as a whole,and the housing market has entered the stock age;however,the migration of population between different regions puts forward new requirements for the housing supply structure. At the same time,with the establishment of the long-term mechanism of “rent and purchase simultaneously” in Shanghai,the industry norms of the leasing market also need to be further established and improved. How to realize the living,improve the living conditions and realize the balance of occupation and residence are the core issues discussed in this paper.
