奉贤区深入贯彻国家“因城施策”的房地产调控要求,加快建立多主体供应、多渠道保障、租购并举的住房保障体系,坚持“房子是用来住的,不是用来炒的”定位,坚持“两个不是权宜之计”不动摇,实现2019年前三季度房地产市场运行总体平稳的目标。2019年8月6日,《中国(上海)自由贸易试验区临港新片区总体方案》公布,临港新片区相比以往自贸区改革方案,以投资自由、贸易自由、资金自由、运输自由、人员从业自由等为重点,购房资格随之调整放松。随着临港新片区政策的不断出台,未来将有更多优秀的高新技术企业、外资企业入驻,吸引更多优秀的人才,不仅促进奉贤临港片区的建设和发展,一定程度上也会增加房地产交易规模。2019年前三季度,随着央行发布贷款利率定价新机制——LPR,涉房信贷适度收紧,奉贤房地产市场在2019~2020年由于上海自贸区新片区规划落地将有部分地区房地产市场交易上涨,但对整体收紧的房地产市场影响有限。

With the continuous introduction of the new port-vicinity zone policy,more excellent high-tech enterprises and foreign-funded enterprises will be stationed in the future,attracting more outstanding talents. It will not only promote the construction and development of Fengxian,but also increases the volume of real estate transactions. In the third quarter of 2019,with the central bank releasing the new pricing mechanism of loan interest rate (LPR) and the moderate tightening of housing-related credit,Fengxian real estate market will increase in some areas in 2019-2020 due to the planned landing of the new area of Shanghai Free Trade Zone,but the impact on the overall tightened real estate market is limited.
